Songy Partners LLC (SPL) is a commercial real estate firm that acquires, renovates and develops institutional quality real estate projects throughout the United States. SPL targets particular emphasis in the office and hotel sectors.

A key directive of the Songy Partners business model is to strategically acquire income properties in select viable markets that require extensive renovation. Additionally, the company develops ground up office buildings and hotels in selected markets on high profile sites. Projects currently underway include sites in Atlanta, Houston, Dallas, Chicago, Fort Myers and Boca Raton, Florida.

Feature Project

Songy Partners has purchased the historic Chicago Athletic Association buildings, in downtown Chicago, Illinois. This urban infill project marks Songy’s first venture into the Mid-West.

Built in 1890 the 265,000 square-foot, two-building property at 12 S. Michigan Ave. and 71 E. Madison St. will be completely renovated into a luxury hotel facility. The exteriors will be restored and interior features including opulent mosaics, marble, mahogany features and stunning stained glass windows will be retained. The rest of the 18-story Madison Street building will be completely renovated into an approximately 325-room, 4 Star, hotel, and ballroom. 

Construction and renovation on this project is scheduled to begin in the fourth quarter of 2008.

Investor News

Songy Real Estate Investment Fund II is a Georgia limited liability company, focusing primarily on the office and hotel sectors.

The fund invests in a diversified portfolio of properties, which will then be developed and/or renovated for resale. The fund is making available up to 200 investment units for a total offering of $50,000,000. An initial closing of 41 units occurred in March, 2007 with additional closings scheduled through year end 2008.
